Home sales in New Brunswick slowed again in June as the market continued to shift toward more balanced conditions.
The New Brunswick Real Estate Board reported 974 homes sold last month, a 4.9 per cent decrease from June 2025.
Sales also remained below both the five‑year and 10‑year averages for the month, according to the board.
So far this year, 4,381 homes have sold across the province, a 5.7 per cent decline from the first half of 2025.
Regional sales picture
The board noted a small increase in Fredericton, with sales up 1.1 per cent compared to June 2025.
Greater Moncton recorded a 4.7 per cent drop, Saint John fell 6.6 per cent, and the Northern and Valley regions declined 11.5 per cent.
Board chair Justin Morehouse described June as another month of softer activity.
He added that new listings have now risen for six straight months and are above the historical norm for June.
Supply reaches five‑year high
New listings climbed to 1,674 last month, a 6.9 per cent increase from June 2025.
The board indicated that figure sits above both the five‑year and 10‑year averages for June.
Active residential listings reached 4,013, up six per cent from last year.
Inventory hasn’t been this high in June in more than five years.
At the current pace of sales, it would take about 4.1 months to sell all available listings.
That’s up from 3.7 months last June and just below the long‑term average of 4.3 months.
Prices continue to hold firm
The board reported that prices remained steady despite slower sales and rising supply.
The home price index benchmark rose six per cent year‑over‑year to about $342,600.
Single‑family homes had a benchmark price of $343,900, up 5.9 per cent.
Townhouse and row units increased 4.3 per cent to $265,400, while apartments rose 1.7 per cent to $290,500.
The total value of all home sales reached $352.5 million in June, a 4.2 per cent decrease from last year.
The board noted that average price figures can help identify trends over time but do not reflect variations between neighbourhoods or regions.
